What are Prefab Homes?

Prefabricated homes, often referred to as prefab homes or simply prefabs, are specialist dwelling types of prefabricated building, which are manufactured off-site in advance, usually in standard sections that can be easily shipped and assembled. Some current prefab home designs include architectural details inspired by postmodernism or futurist architecture.

“Prefabricated” may refer to buildings built in components (e.g. panels), modules (modular homes) or transportable sections (manufactured homes), and may also be used to refer to mobile homes, i.e., houses on wheels (Tiny house). Although similar, the methods and design of the three vary widely.

Prefabrication is an ‘umbrella’ term and it covers a range of different systems and processes. These will include structural, architectural and services elements.

Are prefab homes more affordable than other types of housing?

Same with a cute 1,000-square-foot cabin in the forest. But there are also modern, 3,000-square-foot prefab homes too.

A general rule of thumb is that prefab construction can be cheaper than traditional built homes by an average of 10 to 25 percent. 

Simply because mass-produced materials on an assembly line cut down costs and factories can buy supplies in bulk. Besides materials the cost of labor also decreases because you don’t have to send carpenters, plumbers, and electricians to a construction site. Since the process is automated for a huge part the build time is much faster and saves money too.

Check the listings and what is included in the pricing. Sometimes (but not always) pricing includes the home’s interior fixtures. You should pay attention to whether your prefab package includes appliances, windows, flooring, insulation, wiring for electrical, and doors.
